How Triple Point’s SME Debt Finance team helped to facilitate Water Babies' international expansion plans

Against the backdrop of a major overhaul of the planning system aimed at accelerating housebuilding and delivering 1.5 million homes by 2029, the Government has committed to a brownfield-first approach. Triple Point’s Property Development team, on behalf of the lending businesses it represents, is supporting Total Homes Edenbridge in delivering new homes and commercial space on a key brownfield site.
Triple Point’s Property Development team has originated a £11.663m facility to support the delivery of 38 homes as well as a new retail and commercial space on a well-situated site in Edenbridge, Kent.
A former builders’ merchant yard, the site benefits from full planning permission and will be transformed into a high-quality mixed-use development. Located adjacent to Edenbridge Town railway station, the project will offer a mix of one and two-bedroom apartments, three and four-bedroom houses and commercial units designed to support local business engagement.
The development intends to cater to the growing commuter population in Edenbridge with a modern and energy efficient mixed-use development for the town. In providing social infrastructure support for the development, the commercial units will enhance both the retail and employment landscape for the area, benefitting employment rates and supporting local businesses and entrepreneurs.
The financing package will sit alongside Mezz financing and covers both the land acquisition and the development costs, enabling smooth progress for the project across all phases of its construction.
Total Homes, an experienced developer proven by its record in residential projects, will oversee the construction through its in-house team, prioritising cost efficiency and high standards of quality.
